2016 Monthly Association Meeting Dates The next twelve (12) Sierra Landing Association Board of Director’s Meetings will take place on the following dates: Thursday, January 28, 2016 Ann. Below is a schedule of the various projects that will commence August 24, 2015. Please note that based on some of the work scheduled, certain buildings may have one exit of the building blocked. We regret any inconvenience this may cause and appreciate your anticipated cooperation during this time.

Monday, August 24, 2015 11501 Amherst Ave — The rear of the building will be blocked for up to three days while the steps and concrete directly behind the rear door is being replaced with new concrete. During this time, you will be unable to access the parking lot from the rear door. You will unfortunately have to access it from Amherst to Elkin Street. 11508 11510 11512 and 11514 Bucknell Drive - Various portions of the front concrete will be repaired. It is not anticipated that the entry areas of these buildings will be affected but please do watch out for signage and caution tape advising you accordingly. 11601 Elkin Street — Three cracked exposed Aggregate sidewalk slabs will be repaired in front of the building. Tuesday August 25th and Wednesday, August 26th 11503 Amherst Ave — The rear of the building will be blocked for up to three days while the steps and concrete directly behind the rear door is being replaced with new concrete. During this time, you will be unable to access the parking lot from the rear door. You will unfortunately have to access it from Amherst to Elkin Street. Thursday, August 27th and Friday, August 28th 11505 Amherst Ave - The rear of the building will be blocked for up to three days while the steps and concrete directly behind the rear door is being replaced with new concrete. Landing Condominium Association on Saturday, August 22, 2015 (rain date will be Sunday, August 23, 2015) from 2:00 pm to 8:00 pm. Hot dogs and Hamburgers provided. Residents should bring a side dish or dessert. Please take notice that beginning on Monday, May 4 through May 15, 2015 from 9:00 am to 4:00 pm O’Connor Plumbing will be on site to hydro jet, flushing of the water stacks in each building.
No units will be affected by this service. However, you will hear noise in the building’s pipes while they are being flushed. (301) 468-8919 It has been reported to management that owners, residents or their children have been propping open and/or jamming the front entrance doors to the buildings to stay open.
If an owner, tenant, resident or child is jamming the front entrance door to stayopen as they do not have a key, please contact management to obtain additional keys as soon as possible. You may call Lisa Friel at 301-468-8919 or email her at: [email protected] For safety and security reasons the front entrance door cannot be jammed open at any time for any reason. The cost to repair the jams is $250.00—$300.00, which the Association has to pay each time. This cost will be passed onto the owners or residents that are causing these problems. Again, the Board of Directors and Management ask that all residents be aware of this problem and to cease and desist from it immediately. This is final notice. Should this behavior continue, the offender will be called in for a hearing before the Board of Directors, and additional fines could possibly be assessed. Pest Control Services Company (Exterminator) Owl Pest Services Owl Pest Control Services will be on site to treat common areas of the Association every first and third Fridays of each month. lf you require treatment of your unit, please call Owl Pest Control at 301-773-0400. You must schedule to have your unit treated on the day they will be out (1st and 3rd Fridays of each month). This is a free service however, if you schedule for any other day, you will be billed directly. You must be home to allow Owl Pest Control access to your unit. We do not have keys to individual units. If you schedule with them and are not home to allow them access you will have to wait another two weeks before they will come out again. lf you anticipate any special problem with access to your unit please consider providing a key to your neighbor or notifying us of any such arrangement. According to Owl Pest, the only preparation necessary for treatment is to have all items removed from the single cabinet under the kitchen sink. The application they intend to use will be administered according to industry standards and should be safe for children and pets after two hours of application. Gas Shut Off For New Hot Water Heater Installation & Access To All Units 11501 Amherst Ave., 11503 Amherst Ave., 11505 Amherst Ave., 11507 Amherst Ave., 11509 Amherst Ave., and 11601 Elkin St. The Gas to the building and to individual units will be shut off. O'Connor plumbing will need to get into each individual unit to insure that all gas is cut back on and running properly. You as Owner/resident will need to either be home on Monday, June 24, 2013 to allow the contractor access to your unit or you must provide a key to your unit to a neighbor or Board member. Unfortunately, the hot water heater replacement cannot take place without access to every unit, so Management will require Sierra Landing to supply a locksmith to provide access where necessary. As part of this new agreement, Scheffres Laundry will be replacing all washers and dryers in the laundry rooms beginning May 1st through May 3rd. Please note that during this period, the laundry rooms and equipment will not be available for use so plan accordingly.
As part of our new laundry equipment, one free $5 laundry card per unit will be distributed to all owners/residents of units in good standing (no delinquent assessments). The cards will be distributed by each building representative and owners will be required to sign off upon receipt of their cards. These cards may be recharged by going to the laundry card machine located next to the community room. Please note that upon successful completion of the new installation of equipment, owners will have no more than 3O days to return their tokens for reimbursement.
